FAQs

Q?

Why is home staging important?

A.

Though your home may look great in your eyes, it is really the appeal to buyers that is important. Home staging adds value by preparing people's largest single asset, their home, in a manner that ensures buyers emotionally connect with your property and fall in love.

Q?

Why do we need to stage? When we bought this house we just walked in, negotiated and bought it.

A.

Times are changing. Today's savvy home buyers are heavily influenced by advertising in a way that previous generations were not. Home decorating shows (like The Block), home decorating magazines and interior shops influence our purchase decision making process. People have been brought up under the influence of advertising, creating the wish for an idyllic home and lifestyle. Even if they know that a home is staged, it feels good to them.  Textures, colours, furnishings all work together in a subtle relaxed manner creating that longed for future potential of comfort, relaxation and lifestyle this home will offer them.

Q?

Can I stage my own home?

A.

Sure, you can try, and you might be able to do it. Unfortunately the odds are somewhat against you. Chances are that you have tried already and are currently looking for tips and advise on how to stage. Did you know that someone walking into your home for the first time notices more - in sixty seconds than you have noticed in the years you have been living there? Self-staging is like self editing and although it is possible, the reality is that it is very difficult due to our emotional attachment to "our stuff". Home staging highlights the positives of your house and creates flow and room spaces that work.

Q?

How do you price a project?

A.

Some sellers wonder if the "hassle" of home staging is worth it. "Professionally staged homes reportedly will end up bringing in roughly (a conservative) 3% to 18%+ more than the anticipated price. This means that a seller who dedicates $6000 to a home staging project at the conservative 3%, and who sells their home for $1M, will have earned $30000 for their efforts. Clearly, this indicates that such a project is well worth the expense." But to answer the question; each project is as individual as the properties we work in. Many variables pay contributing factors to the final custom project price, such as: the specifics of the request, the size of the property, number of rooms, the location and travel time, accessibility of the property, furniture selections, soft furnishings, accessories and art work requirements etc etc... Check out Spaces Home Staging's different services, we feel confident we can assist every seller. If you are planning to live in your home during the selling period, we offer an in-home consultation service to advise you on how to best prepare your home for sale during this stressful period. We'll focus on how to "de-personalise" and on space enhancements, please check our fee structure to get an idea of pricing. This service is also a great solution for those who want to take on the home staging process themselves and need a starting platform. Spaces Home Staging offers a minimum call out charge for vacant properties.

Q?

How long is a house staged for?

A.

The term of a Spaces Home Staging contract is generally for four weeks, with options to extend the contract for another month if the furnishings have not been booked in for another staging project.

Q?

I am worried that I won’t like the staging. What happens if I, the home owner don’t like it?

A.

Don't worry it may be a very good sign. Spaces Home Staging's team carefully targets the staging to appeal to the widest possible buyer audience for your property. We do this after careful consideration of your home's location, current demographic and selling price expectations as highlighted by your real estate agent and previous sold listings in your neighbourhood.

Q?

Why don’t I wait to see if my house attracts buyers and then hire Spaces Home Staging if it doesn’t?

A.

As your real estate agent has probably advised you, it is strategic to enter the real estate market in the strongest position that you can. It is important to make your property strategically appealing to the largest number of potential buyers as quickly as possible. Advertising your home is costly. Having to re-do advertising, potentially selling for less than top dollar or missing your dream buyer completely, because your house did not even respond to them online is difficult to over look versus the cost of home staging. When you have staged your home professionally, you can be confident that your house is portraying the idealised vision of real life. Your house has been carefully readied for the market to optimise the property's potential to achieve the optimum sale price the market has to offer.
